Brampton Bucks the Lack of Buildable Land in the GTA Trend
Despite the housing boom that the Greater Toronto Area has experienced in recent years, there is a surprising lack of buildable land. Infill housing and condos are the main type of housing being built, with very few single-family dwellings being created.
Brampton, a suburb Northwest of Toronto, is the exception. With its convenient location close to Toronto, it’s little wonder why many young professionals with young families are calling it home. It’s home to three GO Transit stations, making commuting into the city a breeze, as well as in close proximity to several major highways and Pearson International Airport.
Brampton is home to all the important amenities, including several world-class shopping centres, 27 community centres, and a number of sports fields and arenas. The city is also an arts and culture hub, including the recently constructed Rose Theatre and Peel Art Gallery Museum + Archives.
The newly constructed William Osler Health System is a world-class healthcare facility. There is also a mix of Catholic and public elementary schools and high schools including Chinguacousy, David Suzuki, St. Augustine, and more.
As property taxes continue to skyrocket, many potential home buyers are looking outside of Toronto to buy their first home or move into a bigger home. But as noted, there’s a lack of single-family dwellings around the GTA—Brampton is the exception.
The prices for houses in the trendy parts of Toronto have gone through the roof in recent years, with many homes, even “fixer-uppers,” being out of the range of many potential home buyers. What’s worse, the homes may just be semi-detached or townhomes and, depending on the area you live in, property taxes may be considerably higher.
Housing prices will continue to grow and many home buyers are looking to areas such as Brampton as an alternative to urban living. Many retirees are showing preference for the area as well. Plus, when moving to areas like Brampton, you’ll get an actual single-family home as opposed to living in a cramped townhome or condominium.
However, as more and more home builders take advantage of Brampton being prime real estate, housing prices will start to grow in that area as well, making now the ideal time to purchase a home in the city.
